Annual property price growth in the South East is significantly stronger than a year ago, as the shortage of property to buy continues to support prices. Agents across the region report the current sales to stock ratio remains high (RICS), with properties selling in just 39 days (Rightmove).
Double-digit property price growth is evident in five areas of the Thames Valley, Berkshire, Oxfordshire and Buckinghamshire. Oxford and Milton Keynes are currently the strongest performing areas.
It is estimated 880,000 property sales took place across the UK in the first six months of 2021, the highest half year total ever recorded and 50% higher than the same period in 2019 (HMRC). It is anticipated sales will top 1.5 million over the course of the year. Buyers have been spurred on by a desire for change and financial savings as a result of taxation ‘holidays’, with over 60% paying no tax on their purchase.
In the Thames Valley, Berkshire, Oxfordshire and Buckinghamshire, the most active housing markets over the past year have been in Bracknell Forest and Vale of White Horse.
The search for space continues to drive many buying decisions. As businesses adopt more flexible ways of working, blended working patterns are set to become the norm for many, and personal wellbeing has shot up the agenda. The local environment, gardens, greater internal square footage and a demarcated space to work from home, all continue to be deemed more important property features in a new home.
Approached via a private lane in a secluded wooded setting on Boars Hill, Gardeners Cottage is one of three existing estate cottages built on the former Youlbury Estate by Arthur Evans, keeper of the Ashmolean Museum who excavated the Knossos on Crete. Set well within its plot, Gardeners Cottage offers well-presented and spacious accommodation in a sought-after Oxfordshire location.
Grade II Listed and dating back to the early 17th-century, this four bedroom detached cottage sits within an enviable plot of approximately 0.3 acres, enjoying a quiet and established village situation with the attractive proposition of planning in situ to further increase the foot-print of the home. 'Burntwood House' has been recently tastefully modernised yet retains original period features, which include exposed wall and ceiling timbers, open-fireplaces, wattle and daub walls and ledged/brace latched doors throughout.
This beautiful four-bedroom house has been the subject of re-modelling and extending over recent years and is the perfect family home for those looking for a 'piece of the country'. The level of finish and quality of materials used is very high and the views are beyond compare. The property is situated along a quiet country lane on the edge of the village of Grazeley with beautiful views of the surrounding countryside.
